Hospital Renovations Kick Off
The Sunshine Coast team are busy with works starting at hospitals in Maleny and Gympie.
In Maleny the team are renovating multiple bathrooms and in Gympie they’re transforming the old nurses’ station into a new medication storage room.
Over in Maleny the team started the job by creating a separate, self-locking entrance to minimise dust/noise disturbance in the working hospital.
The team then set to work stripping off existing bathroom plasterboard, followed by installing new plumbing and electrical.
They have just finished sheeting 12mil marine plywood. The team will be installing 9mil villaboard in the bathrooms next.
To continue to provide working bathrooms for hospital patients, our construction experts are renovating bathrooms on one end of the corridor before starting construction on the side of the building.
The team also set up an outside compound for storage. This area allows them to cut materials which minimise noise inside the site.
Over in Gympie works kicked off where the team is turning an old nurses’ station into a new on-site medical storage room. Despite the construction area being in the middle of a working hospital the team are thinking of ways to safely erect a building area to minimise dust and noise.

Retirement Living Unit Transformation
See how our team of commercial building experts took structural limitations as a challenge to transform a retirement living space.
Every construction project comes with its own unique challenges and opportunities. A recently renovated retirement living independent living unit presented a series of structural non-negotiables.
“When we did the initial site inspection, we quickly realized the ground floor apartment had load bearing walls throughout the unit,” says Sensus Project Manager, Brendon Horne.
The budget didn’t include installing new structural beams, so the team incorporated aesthetically pleasing upgrades that gave the renovation the ‘wow’ factor.
“There was a brick column in the bathroom that we re-sheeted and created a new wrap around benchtop. This allowed us to gain 100ml in the shower which made a big difference in a small space,” says Brendon.
When the apartment was built 20+ years ago ‘stepping up’ into living spaces was a design trend. Of course, this doesn’t bode well for disability access which is a priority for many retirement living residents.
“The team got to work leveling out the flooring to make it zero transition throughout. We then placed new vinyl flooring in the living spaces and carpet in the bedrooms,” says Brendon.
In many renovations Sensus creates modern kitchen islands but because of the load bearing walls the layout couldn’t change. Instead, the team thought about comforts that would make the space more functional.

“The old unit didn’t have a dishwasher so we set to work installing plumbing to ensure the new residents would have modern amenities,” says Brendon. “The renovated kitchen also features soft close drawers, new benchtops and sleek modern appliances.”
Additional upgrades include a completely renovated laundry, air conditioning, LED lighting and new ceiling fans.
“The client was very happy with the outcome, and we look forward to collaborating with them on future projects,” says Brendon.

Working Safely Across State Borders
When QLD and NSW borders closed again this winter our construction experts acted safely and quickly to keep projects on track.
Gold Coast based Sensus Project Manager, Brendon Horne was in the middle of Northern NSW retirement living unit renovations when the latest set of border closures came into effect.
By working safely and strategically, Brendon seamlessly managed the continuation of works and delivered the Northern NSW retirement living independent unit renovations on time.

“Our trusted team of interstate in-house tradies and subcontractors worked together to ensure the projects were delivered on schedule,” says Brendon.
With border restrictions in place Brendon also used technology as a valuable tool.
“We used Facetime to conduct client handovers. Even though I couldn’t physically be there we could still discuss the jobs in detail with our client,” said Brendon. “The team were pleased to deliver the building works to the original timeline despite the border closures,” says Brendon.
Brendon keeps the safety of the retirement living clients top of mind by ensuring team members on site are up to date with vaccinations, socially distance and wear masks when appropriate.
It’s a great example of keeping safety top of mind. A timely reminder as October is Safe Work Australia month. It’s an important opportunity to highlight our team’s commitment to strong safety practices.

From October 5, Sensus Insurance will become Tallan Group.

Caboolture Worship Centre
One of the most exciting elements of working in construction is the opportunity to transform the environment around us.
The Sensus team of design and construction experts recently collaborated with our aged care client to maxmise an existing multi-purpose room by creating a quiet religious sanctuary.
“We worked with our Moreton Bay aged care client to create a flexible space,” says Sensus Project Manager, James Lee. “A stand-alone worship centre for residents and their families while maintaining the flexibility to transform the room back into its original size when required.”
To achieve this, the Sensus team proposed the installation of a large operable wall that would go through the middle of the 15m x 9m room.
The only issue was the roof needed additional support to hold up the wall.
“To reinforce the existing roof structure our team carefully installed a steel beam, almost 9 metres long, that will hold up the new operable wall in between the worship area and the rest of the room,” says James.
In addition to building considerations, our tradespeople always also consider the ‘human element’ while on site. As an experienced aged care builder, our team know that residents still need to utilise connecting entrances and corridors.
“For the resident’s safety and ease of use, our tradies put up a temporary partition to seal off the construction site. This allowed aged care residents and their families to access primary throughfares with minimal disruptions,” says James.
Once the beam was installed the team moved on to the next stage of the internal works. This included installing 30 all new LED downlights, 8 energy efficient fans and carpet tiles throughout.
In the worship area, Sensus’ handpicked sub-contractor Brisbane Custom Cabinets created bespoke cabinetry for the worship area. While our stonemasons delivered the alter stonework two weeks ahead of time.
“Residents will now have the opportunity to utilise both the newly created worship centre and their multi-purpose room,” says James. “We are pleased to have collaborated with our client to deliver a renovation that has completely transformed this space.”

Moreton Bay Outdoor Facility Upgrades
It’s spring school holidays here in Queensland and what better way to enjoy the fresh air than at upgraded playgrounds and BBQ shelters at Moreton Bay’s beautiful Redcliffe peninsula.

From the Emerald Isle to the Sunshine Coast
Meet Sensus Building Group’s Sunshine Coast Project Manager, James Lee.
Next time you visit a Sensus Sunshine Coast site you’re bound to bump into our experienced project manager and resident Irishman, James Lee.
James has been with the business for the past eight years and has managed construction builds across the region. On any given day you can find him on Sensus sites across Noosa, Buderim, Caboolture and even out in regional Queensland.
“The lads build and construct a diverse array of projects for our clients. During the past few months, we’ve seen Independent Living Units in Buderim, council maintenance upgrades in Nambour and large-scale Catholic school works in Gympie,” says James.
“I’m often busy visiting our tradies and trusted local sub-contractors on sites across the Sunshine Coast. No matter what site I visit, I always know that our team pride themselves on delivering to the highest standards.”

Before joining the business, James ran a successful construction company in Ireland.
“I built houses from the ground up in Ireland – transforming vacant lots into turn keys homes,” says James. “We also renovated residential works, extensive council maintenance jobs and historic buildings. A highlight was transforming a former orphanage into residential living.”
And the main difference between construction projects in Australia and Ireland? The weather!
“Here in Australia, we usually have clear skies to complete exterior works. But back in Ireland there were times we would have to delay projects by two, three weeks because of the rain,” says James.
A carpenter by trade and project manager by heart, James also worked on large scale projects in Sydney, including The Star Casino, before moving back to Ireland, and then settling on the Sunshine Coast with his family in 2013.
“My wife Lorraine and I have three children so it’s important to me to work for a company that values flexibility,” says James. “Our leadership team is supportive of the lads and I maintaining a work life balance. Before Covid, I was able to take a few weeks off every now and again to take the family back to Ireland.”
And while another trip to Ireland may be a while off, James is looking forward to the exciting future projects on the horizon at Sensus.

“We transformed an existing space to create a dedicated reception area to welcome parents, students and school guests,” says Sensus Project Manager, James Lee. “These works were undertaken over the winter school holidays to ensure minimal disruption to staff and students.”
This is just a series in a line of projects the team have collaborated on with the highly acclaimed school. Previous works included building a new gymnasium, building upgrades and general maintenance works.

Regional Queensland Aged Care Works
The Sensus team of aged care construction experts have been busy out west. From Chinchilla to Nanango renovations have been taking place to enhance facilities for regional aged care residents.
Upgrading Aged Care Facility Wheelchair Ramps

Spending time in the outdoors is now easier for residents at a Chinchilla aged care community. The Sensus team have transformed the centre’s two wheelchair ramps allowing safe and easy access to their much-loved vegetable garden.
“Our in-house team of construction experts did everything from pouring concrete, exacting carpentry to meticulous painting,” says Sensus Project Manager, James Lee. “By having a trusted team, our client could rest easy knowing that the Sensus employees on site had the necessary flu shots and background requirements.”
The team completely replaced the first ramp with all new timber. While the second ramp was a new build using a combination of timber and concrete elements.
The wheelchair access ramps were also varnished with anti-slip sealant to make the space even safer for those walking down the area.
“Our client was delighted with the team’s work, and we look forward to partnering with them on future projects.”
Nanango Rooms and Bathrooms Transformation
Two hours east of Chinchilla, the Sensus team knocked rooms and bathrooms down to the studs as they started on renovations at an aged care centre in Nanango.

“Our in-house team completely gutted the living space and bathrooms,” says Sensus Project Manager, James Lee. “I love seeing how the Sensus team listens to our client’s requirements to enhance a space.”
In a matter of weeks they had installed new vinyl flooring in the bedrooms, custom wardrobe inserts and zero transition flooring in the bathrooms.
“It was great working with our client to achieve their projects goals. We are now starting on renovating additional rooms and bathrooms within the facility.”
